SiteSignal

Terms of use

Last updated 13 October 2026

Draft for legal review. Placeholders in [square brackets] need confirming before launch.

1. Who we are

SiteSignal is provided by Mabel Tech ("we", "us"), [company name, registered number and registered office]. Contact: [contact email].

2. What SiteSignal is

SiteSignal gives an automated, open-data snapshot of a commercial location in England from a postcode. It summarises publicly available datasets, such as Environment Agency flood data, planning designations, police.uk crime data, ONS statistics and OpenStreetMap.

3. Information only, not advice

Results are for general information only. They are not a survey, valuation, environmental search, or legal, planning, financial or insurance advice, and they are not a substitute for one. Results relate to a postcode point, not the boundary of a particular property. Before you lease, buy or commit to a property, check with a RICS-registered surveyor, a solicitor and the local council.

Flood zones ignore flood defences. A "no designations found" result means none were found in the open data we checked, not that none exist, and it does not confirm the lawful use of a property.

4. Accuracy and availability

We draw on third-party open data that may be incomplete, out of date or wrong, and sources can be unavailable when you search. We show the date and source of each dataset where we can. We do not guarantee that results are accurate, complete or current, or that the service will be uninterrupted.

5. Business use

SiteSignal is offered to businesses and professionals for business purposes. If you share a report with a client or third party, you are responsible for making clear it is an information-only open-data snapshot. Third parties cannot rely on it against us.

6. Our liability

Nothing in these terms limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability that cannot be limited by law.

Subject to that, we are not liable for any loss of profit, revenue, business, opportunity, goodwill or anticipated savings, or for any indirect or consequential loss, arising from your use of SiteSignal or reliance on its results.

Our total liability to you for all claims in any 12-month period, whether in contract, tort (including negligence) or otherwise, is limited to the greater of (a) the amount you paid us for SiteSignal in that period and (b) £[100].

7. Acceptable use

Do not scrape, overload, resell or reverse-engineer the service, or use it unlawfully. We may suspend access for misuse.

8. Data licences

Results contain public sector information licensed under the Open Government Licence v3.0, and data © OpenStreetMap contributors available under the Open Database Licence. Full attributions are shown with every report under Sources.

9. Privacy

How we handle personal data is explained in our privacy notice.

10. Changes and law

We may update these terms and will show the date of the latest version here. These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
